N2 - Designing and implementing affordable mass housing projects for low-income families worldwide presents numerous challenges. Stakeholders involved in such projects frequently encounter difficulties in clearly defining project parameters, which often result in significant losses in time, quality, and cost. Consequently, there is a pressing need for a comprehensive and universally applicable definition, as well as an integrated framework outlining the key characteristics of affordable mass housing. To address this need, prior research was reviewed, and case studies were analyzed through Delphi interviews. The data collected from these sources were then synthesized to extract relevant features of affordable mass housing, and their validity and reliability were subsequently assessed. The findings from the literature review and interviews indicate that several factors are critical to the successful transformation of housing initiatives into effective, affordable mass housing projects. These include the careful selection of project location, appropriate construction methods and materials, efficient use of government funding, consideration of users’ needs and preferences, provision of adequate infrastructure and facilities, incorporation of vegetation, adherence to sustainability principles, optimal utilization of natural elements, and thoughtful architectural design. Attention to these elements offers practical solutions for overcoming many of the challenges associated with delivering affordable housing at scale.
